Process  

Initial Consultation
During this phase we get to know more about you and your lifestyle needs. We want your new home exceeds all of your expectations so we want to take this time to ensure that we understand all your exact needs and desires from a quality of life standpoint.

· discuss design concepts/alternatives
· establish preliminary material and style preferences
· preliminary measure of affected areas


Some of our clients have already acquired a home-site while others are still searching for the perfect lot. We can assist you in locating the perfect home-site based upon various factors including location, home-site size, price point and school district.
Once a home-site has been selected, we can then sit down with you and fill out an entire set of specifications which allows us to come up with a preliminary budget. Once we have a budget number established it is a good idea to check on financing.

Schematic Design
With the varying topographies in the
Austin area, your home-site plays a critical role in the design of your house. We want to ensure that your design of your fits perfectly on your home-site and within its surrounding environment.

We offer the ability to work with our personal designer to help develop your architectural plans. He will give you the personal service required in order to design the perfect home for you and your family. If you already have a plan, our designer can make any necessary adjustments to customize the home to fit your needs.

 


· draft preliminary existing plans

· identify possible code/zoning issues
· preliminary specifications and proposal
· establish investment range
· design-retainer or feasibility-study agreement

Pre-Construction
Once you approve the architectural plans and the budget pricing, we will then be ready to finalize the contract price. The contract will include the specifications, time to complete the home, and the contracted price.

There are several items that need to occur before construction can begin.

· Critical survey of site
· Refine design and selections
· Material/fixture selection checklist for clients
· Job-site and showroom visits as appropriate
· Draft detailed construction plans and elevations
·
Septic engineering obtained  
·
Acquire necessary building permits
  
Ensure that financing for the project has been secured

Signed Contract

 

Construction
Now that all the preliminary work is done, the excitement can begin. We will be in constant communication with you throughout the construction process. The selections are a very important piece of the construction process. We will set up a selection schedule which will include a timetable for when certain selections are due. We have a very strong relationship with our vendors and they will assist you during the selection process and help make this time both fun and easy.

Once the selections have been made, both the builder and client will date and sign the specifications sheet acknowledging that both parties are in agreement. We are a custom builder and know that selections can change during the construction process. When a final selection changes, we have the client sign a selection change order to ensure that both the builder and client are on the same page. The timeliness of these selections are imperative so that the construction process is not disrupted.

Post-Construction
Prior to completion of your home, we will perform a final walk-through with you to ensure that the level of craftsmanship meets your expectations. Additionally, all of our homes come with a warranty. We take great pride in our homes and want you and your family to be as proud of your new home as we are.
